Kardin Systems was founded in 1996 to get property budgets out of spreadsheets. It has been doing that one job, and refining it every budget season, ever since.
Who is Kardin Systems?
Kardin Systems, Inc. is a software company founded in 1996 and based in Snoqualmie, Washington. It makes budgeting, reforecasting, and recovery software for commercial real estate: office, industrial, retail, and multifamily. Its product is Kardin Portal, a cloud platform launched in 2020, which succeeded the Kardin Budget System desktop product the company started with. Kardin has been founder-led and privately held since 1996.
Kardin does one thing. It does not do accounting, leasing, or property operations, and it does not try to replace the systems that do. It works alongside Yardi, MRI, RealPage, and any accounting system that can export a spreadsheet, which was the founding idea in 1996 and is still the design today.

A property manager and a financial analyst leave spreadsheets behind
Kardin was started by the folks who had done the work: two years managing commercial property, two more analyzing its finances, and every budget built in a workbook that broke somewhere new each year. The first product, the Kardin Budget System, was purpose-built around how a commercial real estate budget is actually put together: rent roll first, then expenses and capital, then recoveries.

The largest firms in the industry standardize on it
Within six years, three of the largest property management companies in the United States had made the Kardin Budget System their standard budgeting tool, and owners were requiring it of their third-party managers. The reasons they gave then are the ones customers give now: it interfaced with their accounting systems, it handled recoveries, and the numbers tied out.
Refined every budget season since
Release 23 shipped in December 2002. The desktop product kept up roughly a release a year for two decades, with features that came from customer requests: reforecasting from year-to-date actuals, portfolio consolidation, retail recoveries with denominator groups and percentage rent, payroll, and the interface reports for Yardi and MRI that customers still install today.
The same engine, in the browser
Kardin Portal launched in 2020 as the cloud successor to the desktop product: no installation, no license files to manage, budgets stored in one place with access set by a company administrator, and existing Kardin Budget files importing straight in. The name was chosen because a portal is the doorway to the technology, and it leaves room for what comes next without renaming anything.

Still one job, done carefully
Today more than 10,000 properties are budgeted on Kardin, with an Enterprise tier for multi-entity portfolios, ready-made interface reports for Yardi and MRI, spreadsheet import and export for RealPage and everything else, and a support team that customers reach by name. The desktop product is still supported for the long-standing clients who run it.

What thirty years taught us
Four things that have not changed since 1996, and that we do not expect to change.
Built for leases, not ledgers
Escalations, recovery pools, caps, base years, and occupancy-based gross-ups are first-class parts of the model, not formulas someone maintains by hand. That is the part a general-purpose budgeting tool was never built to do, and the part Kardin was built for. How budgeting works in Kardin.
Alongside your accounting system, never instead of it
The 1996 mission said “interface with any accounting package,” and it still governs the design. Your ledger, billing, and collections stay where they are. Kardin does the math and hands the figures back. What moves, and which way.
Customers write the roadmap
The 2002 newsletter thanked customers for the release’s feature list. The same is true of Portal. Most of what is in the product came from a property manager, a controller, or an asset manager describing a real budget and asking for the tool to fit it.
Small on purpose

Kardin Budget System
